Working with our clients Blagden Property, we have converted a former language school into an aparthotel, on George IV Bridge, in the historic centre of Edinburgh.
The Category B Listed property is at first floor level above the Bridge on one side, but 5 storeys above the Cowgate on the other, with amazing westerly views towards Edinburgh Castle.
The original building was completed in 1868 and was subdivided into bays, with two windows in each bay, separated by thick masonry walls. These spaces were further subdivided in the 1970’s creating a series of small cellular spaces. Our approach was to remove these partitions and restore the proportions of the original bays, with each room having a pair of tall windows looking to the Bridge on one side and west to the Castle on the other. A full refurbishment of the property was required to provide a series of seven, high-quality studio apartments. Planning and Listed Building Consent was obtained in late 2023 with project completion achieved in early 2025.

A key part of the design approach has been to strip-back layers of construction, added over several previous conversions, so as to reveal the original features and proportions of the rooms. Careful attention to detail and high quality finishes provide a series of elegant interiors.
