A substantial renovation and extension to a Victorian villa, located on the south-west side of Edinburgh.

The original villa was separated into an upper and a lower flat, with the upper flat accessed via a single storey side-annex and a series of awkward spaces and narrow stairs. This annex has now been reconfigured, insulated and extended, to improve the entrance sequence and the access and outlook to the garden. The new extension, clad in dark-red ceramic tiles, provides enough space to allow a kitchen / dining / living space to be accommodated. Top-lit via two large roof openings and a 4m wide bi-folding glazed screen that completely opens up to the garden and maximises sunlight into this space, throughout the day.

Above the 1st floor flat, a large attic level had been an uninsulated and uninhabited space. It has been converted to provide two bedrooms, a shower room and a dressing room and on the south west corner is as an open space that provides a sitting room for the kids, with excellent views to the Pentland and Craiglockhart Hills. A new stair has been installed in what was a small bedroom, providing access to the attic level, with slim steel balustrading and an oak handrail. The original roof joists and sarking boards have been sanded and varnished with a single black painted steel beam, that supports the mid-span of the flat roof.

The completed project has provides much improved insulation and more efficient heating systems throughout the property.
